First, it is essential to understand that vacation rentals are a business; some are renting for a return on their investment, and some are renting to cover their expenses and keep the property updated while they are away.
Due to the cost of construction and the cost of living in Nosara, the breakeven point is much higher than in most places. Those Instagram reels or Tik-Toks claiming you can live in Costa Rica for $1,500 a month are not quite accurate.
If you don’t believe me, you can ask the local residents or look at their comments on social media whenever someone posts something like “looking for a three-bedroom house, with pool, and close to the beach. My budget is $2,000 a month”. Houses like this rent from $2,500 to $7,500 weekly, and the demand is high.
Some owners are willing to rent at discounted rates while not using their homes, mainly during Green Season (May to October). If that fits your plans, congratulations! But if you think you will be lucky and score a bargain for December to April, it will not be easy, and be prepared, as it will cost you much more than in the previous months. It is best when negotiating a rate to do it for the entire year.
You are better off planning an extended stay in Nosara if you visit between May and early November. Although it is our Green Season and you will see some rain, ask a local what that means because you will still get lots of sunshine and beautiful mornings.
The last recommendation is to deal directly with the property manager or the owner. Avoid reservation platforms like VRBO and Airbnb, which will add cost to your dream vacation rental.
